Pre-Purchase and Post Purchase Homebuyer Education

Owning a home is one of the largest investments one can make.  There are so many people involved and steps to take.  Our counselors are here to help you understand the process and assist you every step of the way.  Through Homebuyer Education online courses and one-on-one counseling considering your specific circumstance and needs. 

After the closing papers are signed for your home keeping the home is just as important.  Understanding your continued role in maintenance, payment and evaluating if or when to refinance is what post purchase education is for.

Closing Cost Assistance/ Down Payment Assistance

Are you ready for home ownership but having a hard time finding the money for closing costs after the down payment?  We are here to help with our grant funds based on income.  Over the next few years we will award up to $5000 to a minimum of 18 households who qualify by income in the counties of Dawes, Box Butte, Sheridan, Sioux, Morrill, and Scottsbluff Counties. Contact us to see if you qualify! 


Nebraska Housing Developers received the First Down funding from FHLB of Topeka. This additional closing cost assistance pool has increased assistance up to $6000 per household. Available to qualifying households and homes across Nebraska residing in the counties of Dawes, Box Butte, Sheridan, Sioux and Morrill.

Foreclosure Prevention

 

Our HUD Certified foreclosure counselor who has relationships with lenders and services with 20 years experience in lending and housing counseling, can assist homeowners having problems making their mortgage payments- and those who may already be behind.   Our housing counselors are real people who can help you through the process of saving your home from foreclosure, and provide resources needed to get things back on track- with free advice and support.  We also assist in working with lenders to get the homeowner(s) current, and stay that way!


HECM Reverse Mortgage

 

One-on-one Reverse Mortgage Counseling is available by phone, video or face to face for homeowners over age 62.  A HUD FHA guarenteed reverse mortgage can provide access to some of the equity in your home while living in the home without requiring monthly mortgage payments.  Counseling helps understand the costs, advantages and disadvantages of using a reverse mortgage as well as the alternatives.  Our counseling sessions are tailored to your unique circumstances to help you understand what a reverse mortgage is and how it might meet your housing goals.  This counseling is required to apply for a HECM loan.


Fair Housing Counseling

 

Renters and landlords can benefit from Fair Housing Counseling.  Fair Housing laws protect people from discrimination in housing transactions of rental, sale, lending or insurance.  These laws guarantee regardless of age, race, gender, religion, family situation, coloror level of ability, can chose housing that is best for them without stereotype or preferance.

Rental Counseling

 

Rental counseling is specific to your needs and objectives.  Your housing counselor will look at your whole financial profile, income, expenses, debt, credit, and review of your credit report.  We assist with lease review and counsel if an eviction is pending.
